Metro spillover, county soil
Crandall sits on the western edge of Kaufman County, roughly twenty miles closer to Dallas than Terrell, and it is where the metro's expansion crosses the county line first. Master-planned residential development has arrived, tract sizes are smaller than the rest of the county, and the land turns over faster.
That changes what clearing work looks like. Where a Terrell job is often forty acres of long-neglected pasture, a Crandall job is more often two to ten acres being prepared for a house, a shop, or a sale. The vegetation has usually had less time to establish, which means less heavy timber and more light-to-medium brush — genuinely cheaper per acre than the eastern half of the county.
Typical Crandall work
- Small acreage homesite prep. Two to ten acres with a pad, a driveway, and a septic field to locate.
- Lot clearing on newer parcels. Individual lots cleared and grubbed to build-ready condition, often on a builder's timeline.
- Light brush and regrowth. Land that was cleared once and has come back, handled with mulching or brush hogging depending on how far it has gone.
- Fence line and boundary clearing as tracts get split and new lines get established.
What is different about Crandall
Shorter haul distances help
Proximity to Dallas means disposal sites are closer, which reduces haul-off cost when material has to leave the property. On jobs where hauling is genuinely necessary — grubbing spoil, root balls, construction debris — Crandall properties save real money relative to the eastern county. Mulching in place is still cheaper when it is an option.
Development is redrawing the drainage
Rapid subdivision construction on blackland clay changes where water goes. A parcel that drained fine for decades can start receiving runoff it never got before once the land uphill is developed and paved. Before deciding a grade on a Crandall lot, look at what has been built around it recently. Getting this wrong creates a problem for you or a dispute with a neighbor.
City, ETJ, or county
Crandall's boundaries have moved as it has grown, and a parcel can be inside the city, in the extraterritorial jurisdiction, or unincorporated county, with different rules for each. Land disturbance permits, tree rules, and burning restrictions all depend on which one applies. It is a single phone call to the city and it should happen before you schedule work. See the permits page.
Same clay, same schedule risk
Crandall is still Blackland Prairie. The soil behaves exactly as it does in Forney and Terrell: unworkable when saturated, hard as pavement when dry, expansive underneath any foundation. Everything on the lot clearing page about grading and drainage applies here in full.
Crandall pricing
| Job | Typical range |
|---|---|
| Light brush mulching, per acre | $1,400 – $2,600 |
| Medium brush, per acre | $2,400 – $3,600 |
| Residential lot cleared and grubbed | $1,800 – $4,500 |
| Small acreage homesite, 2–10 acres | Quoted per acre plus pad work |
| Brush hog, per acre | $60 – $220 |
| Debris haul-off, per load | $400 – $750 |
Smaller tracts change the math
Most Crandall clearing is between one and ten acres, and at that size mobilization becomes a meaningful share of the total. Getting equipment to the property costs the same whether there are two acres to clear or twenty, so the per-acre rate on a small job always looks worse than the table suggests.
Three ways people reduce that here:
- Combine with neighbors. If two or three properties on the same road need work, one trip covers all of them and the mobilization gets split. This is standard practice and worth a text to the neighbors before you book.
- Bundle the phases. Clearing, grubbing, driveway, and grading done as one mobilization costs less than four separate visits. It requires deciding the whole plan up front, which is worth doing anyway.
- Take the schedule the operator offers. Fitting into an existing route in the area is cheaper than a dedicated trip on your date.
None of this applies to a genuinely urgent job. If a builder is waiting, pay for the trip and move on.

Common questions
Is land clearing cheaper in Crandall than elsewhere in the county?
Often slightly, for two reasons. The vegetation is usually younger and lighter because land turns over faster, and haul distances to disposal are shorter. The savings are real but modest — density and end use still drive the number far more than location does.
Do you clear lots in new Crandall subdivisions?
Yes, though check the developer or HOA rules first. Newer master-planned communities frequently restrict tree removal, require approval for grading changes, and set rules on construction access and debris staging. Those approvals are separate from anything the city requires.
How quickly can a small Crandall lot be cleared?
Most residential lots are a one- to two-day job. Adding grubbing and rough grading typically pushes it to three. Scheduling depends more on recent rain than on the work itself — saturated blackland clay stops equipment regardless of how small the lot is.
